Since July 2025, the City has offered free “Made in Toronto” pre-approved garden and laneway suite plans; a building permit is still required, and site-specific zoning, fire access and servicing are still reviewed. Source: City of Toronto (opens in a new tab).
About the models.
01What does the $5,000 plan set include?
Architectural drawings, structural design and HVAC design for the model you choose, with building-envelope details, ready to submit with your site plan. It is a flat fee for any of the nine models.
02Are these the City's free pre-approved plans?
No. These are Architalcan Design's own certified models. The City of Toronto also publishes free pre-approved plans; either way you still need a building permit and a site-specific review of zoning, fire access and servicing. We help with both routes.
03Can a model be changed?
Most models accept an optional 10' × 10' or 10' × 8' extension and finish choices. Larger changes move the project to a custom design, quoted separately.
04How fast are the drawings ready?
With a certified model, permit-ready drawings can be prepared in as little as one week. The City's review time follows and depends on the application.
05Do you build them too?
Yes. Design-build with factory-built panels starts from $112,000, and we manage permits, inspections and the final report.
