Tools such as the garden suite lot check give preliminary estimates from published by-law numbers and the measurements you enter. They are not a substitute for a zoning review and a Toronto Building application.

Fees, scope and timelines are confirmed in your written quote. City permit fees, engineering seals and third-party reports are separate unless the quote says otherwise.
